My house just dropped 3% according to Zillow which erased the last 6 months of gains in a single month. I’m in Everett near Mill creek. If this is the busy season, this coming year prices could be going a lot lower.
Any recommendation for house max 700 thousand?
Exactly a decision im debating now. Got a Springfield va townhome for $415 last November. Mived out here for military job. Plan on owning home for 13 years, maybe 1-2 more. My current plan was to refinance 2025-2026 after rates lower. Was gonna do a 30 year and pay the difference to make it equal 15, just safer in case i need the extra cash at some point. This way i can sell, retire from military witu pension and have a large sum of cash for final home. Two coworkers keep trying to get me on the renting side instead though. Id really rather just sell for a large profit, get a nice house back home close to paid off. Get that paid off before 50 and have a paid off home with pension and another job. Just sounds so nice and safer and easier. For me that would be financial freedom and a point um super happy

I am a lic. home inspector. A few years ago I inspected a falling in concrete retaining wall at a rear entrance. I can estimate this and separately wrote, $22,500.- My client is the Buyer. After closing she calls me to announce that the sellers handed her a 20,000.- check on the closing table. This is WHY a buyer hires a home inspector!

that should work as long as you don’t sell another primary residence in the same timeframe

Lead-based paint affected children quicker than adults. The studies have been proven, but also a thing I would like to point out is if you have ever went to Altoona school in Wisconsin might wanna get yourself tested for lead-based paint as well as asbestos poisoning because when they were remodeling the school back in 2016, they found unusually high amounts of asbestos insulationand Found asbestos in the concrete
So rates will come down and prices will skyrocket (thats what you are saying); wouldnt that make the monthly payment more than what it is right now. Do you think things through before publishing these or are you trying to push a narrative here. If the rates come down, prices may increase but they wont skyrocket; please look up what skyrocket means.
if you do use it as a rental for a period of time , what does it take to convert it back to a primary residence ?

I’m up in Everett/Mill creek area and prices in my hood are falling. Every house selling bellow list. It seems the market finally hit a breaking point at these rates.
Certainly cooling a little. I think the other part is that listing prices are now higher than they were in the winter and early spring so it’s more common to see price reductions during the summer
@@McDonaldResidential True, the prices they were listed at were quite high. Investors are out of this market because the returns on rent are extremely negative. About 40% negative cashflow with 20% down.
@@mylesgray3470 yeah the majority of buyers are owner occupying. You’d need to pay cash or put a huge downpayment down for cash flow on a rental

If your are military that had to move due to a PCS then the capital gains exemption period is extended by 10 years, meaning if you lived in it for two years out of the last 15 years you can exempt $250k in taxes if your single or $500k if your married

Feels like the peak was early may. I am expecting inventory to jump over the next 30 days . Buyers now understand rates are here to stay. Under 1.5m is still super competitive but 2m+ had definitely slowed
I would never trust a seller with major repairs. They will do it as cheap as possible.
I personally prefer to do my own repairs, too. I'd rather a $ credit or price reduction

An inspection told me that the a/c unit was 30 years old and likely to fail in the near future. I (the buyer) was able to go back to the seller and request an new a/c unit. That saved me approx.$5,000 right after purchasing in a new town where I did not know who to call. QUESTION: It's a brand new code in our state to have a surge protector on our electrical box (the estimate I got was around $800.00+.) Must I have this done pre selling?
Good for you, that's great! I'm not sure of the rules in your state. In WA, you would at least need to disclose that you know this info.

Seller credit is synonymous with seller-paid closing costs. In WA, you can negotiate at the beginning or as part of the inspection period.

Would you use this advice when using the VA loan to purchase primary residence properties? Right now, I’m trying to use as little cash as possible in order to build my portfolio!
VA loans are for purchasing a primary residence. I believe you would need to refinance your mortgages if you are planning to build up a rental portfolio.
You're probably better off in the long run buying with a low down payment conventional loan that you don't need to refinance once you buy your next primary residence.
Has anyone used the strategy mentioned above?
@@McDonaldResidential You have to live in the property for I think it’s 6-9 months. No refi necessary. Plan is to just buy properties every couple of years when I move and turn them into rentals
